Condo
ownership is different than home ownership. The primary differences
between the two are the responsibilities for maintenance. However
there are other factors that can be advantageous because of location,
cost, and security.
Maintenance
Responsibilities
Generally
owners of condos are not responsible for the maintenance of common
areas and the exterior of the structure. However, owners are
generally responsible for the maintenance of the interior of their
room. As each condo differs, there are usual maintenance fees and

maintenance fee of 40 baht per month per square meter. In the end,
this saves the condo residents from needing to hire and monitor
external projects and other worries that come with home ownership
such as home and land maintenance.
Location
Condos are
often located in prime locations and often convenient for reaching
the best areas of the city. Pattaya offers shopping, cultural
monuments, and a variety of beaches for its residents and condos like
the Treetops Pattaya puts the quiet beach of Bang Saray, landmarks
like Buddha Hill, and the nightlife of Walking Street within reach.
Affordability
Condominiums
are generally more affordable than single-family homes that are
nearby. Often comparably priced homes are in less desirable locations
while condos offer greater affordability at more affordable price
point.
Safety
Many
people who reside in condos feel an extra sense of safety and
security that is not felt in the ownership of a home. Often it’s
the fact that there are nearby neighbors and if the condominium
complex has a community environment that sense of safety is
reinforced.
Separate
from the human factor, it is also common for modern condominium
complexes to have at least 2 layers of security. First, there are
usually gate guards and roving security personnel and the most common
secondary system is controlled access to the building. Other condos
also control elevator access and some provide a front desk service
for controlling access by non-residents. This is all built into the
complex and does not require installation and expense that arises
with home security products.
Amenities
Condominiums
come with facilities and amenities that aren’t included with a
private home. Usually condos have swimming pools, fitness facilities,
and tennis courts. Condos like the Treetops Pattaya have a rooftop
gymnasium, barbecue area, maid service, and 2 infinity pools. How
many homes for the same purchase price comes with such a range of
facilities?
